As a home inspector, I’ve come across many myths and misconceptions about home inspections. These myths can lead to misunderstandings and prevent homeowners and homebuyers from getting the most out of their home inspections. In this blog, I’ll debunk five of the most common home inspection myths.

Myth #1: Home Inspections Are Only Necessary for Older Homes Fact: Home inspections are beneficial for all homes, regardless of age. Even new homes can have defects or issues that need to be addressed.

Myth #2: A Home That Passes Inspection Is in Perfect Condition Fact: Home inspections are not pass/fail tests. They are designed to identify issues that need attention, even if the home is generally in good condition.

Myth #3: A Home Inspection Is the Same as an Appraisal Fact: A home inspection is not the same as an appraisal. An appraisal determines the value of the home, while an inspection evaluates the condition of the home.

Myth #4: Home Inspectors Will Find Every Issue with a Home Fact: Home inspectors can only identify issues that are visible and accessible. Some issues may not be apparent until further investigation is done.

Myth #5: Home Inspectors Are Responsible for Repairs Fact: Home inspectors are not responsible for repairs. Their role is to identify issues and provide recommendations for further evaluation or repairs.
